Is it difficult for Foreign Nationals to purchase homes in the United States?
No. In fact, we have made the process of buying in the United States easy by streamlining the application and approval process. Mortgages can be obtained with a deposit of as little as 20% of the loan. We will help you choose a location, provide background information, set up local accounts, and obtain the loan approval.
Is a United States Bank Account needed?
In most cases, the answer is yes. We can refer you to various United States banks that can open a checking account for you. Also, if you rent out your home the payments you receive can be deposited into your bank account for easy access, even when you live outside the US.
What Documentation will I need?
- Copy of Passport (You must be legally able to enter the U.S.)
- Proof of funds sufficient to cover downpayment, closing costs (3-5%) and six months payment in reserve.
- Funds must be deposited in a U.S. bank. They do not need to be seasoned.
- Up to 3 credit reference letters
- Proof of income
- We offer no income verification loans for those unable to provide standard income documentation
What about taxes?
If you are renting out your property, you will only pay US income tax on your net profit from your rental activities. This is your rental income, less all the expenses of running your property, less your US mortgage interest. With a US mortgage interest deduction, you may find that your taxable income is so low as not to be a problem. When you pay cash your taxable income is greater by several thousand dollars per year. In any case, you would probably be taxed at the lower rates, which are currently 10% and 15%. We strongly recommend that you consult with an Accountant, either here locally, or in your home country.
How can I manage my vacation/rental property from overseas?

How can I be sure I am not paying too much for the property?
We will arrange to have the home inspected by a Florida licensed real estate appraiser. You will be provided with a written appraisal (opinion of value) before you close the purchase.
